The owner and designer of a single-family home in Springs that was marketed as a high-priced boutique hotel and party house in defiance of the city code agreed to pay East Hampton Town $ 32,000 as part of the a settlement agreement.
Juan A. FigueroaÃ¢ ???? s Ã¢ ???? glass boxÃ¢ ???? at 145 Neck Path is a transparent house with floor to ceiling windows on the first and second floors. Jeff Smilow, the structural engineer of Manhattan’s Freedom Tower, is credited with engineering the steel and glass structure.
Its striking design was written several times in the shelter press, but in the summer of 2019 it made headlines for bumping into the city. It had been listed on Airbnb for $ 2,700 a night with accommodation for up to 20 people, and rentals were also offered by the room. The city previously cited the owner in 2015 for offering the 145 Neck Path as an illegal roommate.
The city code allows short term rentals of 14 days or less no more than twice per summer. The city obtained an injunction last summer to ban the activity on the spot.
The stipulation of the settlement identified Cody Franklin as “the person controlling the property”. He also identifies other people who were involved in organizing events there, at least intending to organize events there: Marcus Derricotte, a photographer who organized the white party of “Marcus Derricotte” in the Hamptons ???? Last July; Craig Usiak and Pablo Nagy, who hosted HELE Hamptons House last August; and Alfred Small, who hosted âWet Dreamsâ All White Bikini Pool Party Getaway in the Hamptons. ???? The appointees have agreed under the bylaw to comply with the city code.
The settlement also cites 450 unknown people who were planning to use the house at one point.
The house is now listed with Compass’s Bill Williams for $ 3.5 million. According to the listing, the home measures 10,000 square feet over three levels with seamless polished concrete floors, a Scavolini kitchen with Gaggenau appliances, two master suites, and four en-suite guest bedrooms. In all, there are six bedrooms and seven bathrooms. The finished lower level features a marble guest bathroom and entertaining area. Amenities include smart home controls, a four-car garage connected to the driveway via an underground tunnel, a 27ft x 55ft heated saltwater gunite pool with an inlaid hot tub with system music and personalized lighting; and a stone patio that surrounds the pool and overlooks a 20-acre reserve.
